Pervious vs. impervious, in plain terms
Impervious surfaces keep rain from soaking into the ground: roofs, concrete, asphalt, pavers set on a concrete base, and pool decks. Many cities count the pool too. Pervious surfaces let water through, like grass, planting beds and, in some cities, approved permeable pavers.
South Florida cities limit impervious area to control flooding. Every square foot of new driveway, patio or roof counts against your lot’s limit, so the first question on any project in Weston is how much allowance you have left.
The 60% impervious cap
Impervious surfaces can cover no more than 60% of a residential property in Weston, so at least 40% has to stay pervious (Weston §125.62). Pervious area can count toward landscaping, setbacks and buffers.
The 60% fills up fast once you add the house, driveway, pool and deck. That is why we run the numbers before we design the patio.
Driveway setbacks in Weston
- Driveways and parking pads: at least 2.5 ft from side property lines, measured from where the flare starts (Weston §124.54).
Pergolas, gazebos and new structures
- Enclosed accessory uses like cabanas, sheds and in-law quarters can total no more than 25% of the main house footprint, and must match the house’s roof, materials and colors (Weston §124.36).
- Accessory buildings follow the house setbacks, with limited reductions to 5 ft side and rear in the rear half of the lot.
- In Agricultural Estate (AE) zoning, combined building coverage is capped at 25%.
Artificial turf and pavers
Weston’s code allows synthetic turf in rear and side yards, or as part of a concrete or paver driveway or front walkway design. It must be installed by a Florida-licensed general contractor over a porous crushed-rock base (Weston §124.37.3).
Statewide, Florida now requires DEP standards for synthetic turf on single-family lots of 1 acre or less, and local governments can’t prohibit turf that meets them (Florida Statutes §125.572). The DEP rule took effect May 19, 2026 (Davie staff report). Cities can still regulate drainage, so how turf counts on your impervious calculation is still the city’s call.
A quick example
On a 10,000 sq ft lot, impervious surfaces can total up to 6,000 sq ft. If the house uses 3,800 sq ft and the pool and deck use 1,200, about 1,000 sq ft is left for the driveway, walkways and any pergola with a solid roof.
Your numbers will be different. The Weston lot simulator runs the same math for your lot.

Enter your lot size, what’s already built, and the driveway, pergola or structure you want. The simulator checks your impervious percentage, coverage and setbacks against the Weston rules above and shows the largest size that still fits.

The simulator gives a planning estimate, not a permit approval. Rules vary by zoning district, subdivision and HOA. This guide reflects published code as of October 2026, and we confirm the current version and your survey before every submittal. Source: Weston Code §125.62.
