Built for Pembroke Pines
Local conditions. One complete exterior plan.
We create efficient driveway layouts, patios, pool decks, turf zones, and resurfaced finishes while planning around community rules, access, and South Florida rain.
Our planning process considers access, existing elevations, water movement, material exposure, property use, and the approvals that can affect the schedule. That creates a stronger scope before demolition begins.

Concrete resurfacing in Pembroke Pines
Refresh the slab you have, when it qualifies.
Many Pembroke Pines homes still have their original driveways, walkways and pool decks. When the slab is sound, resurfacing can update the look without full replacement.
- Good fit: a stable slab with surface wear, stains, shallow spalling, or a dated finish.
- Usually not a fit: slabs that are heaving, sinking, cracked through and still moving, or holding water. Those need repair or replacement first.
- We inspect adhesion, previous coatings, drainage, and elevations before recommending a system.
- Saw-cut panels, borders, and color can modernize the look when joint locations allow it.
Most Pembroke Pines communities have architectural review for driveway and exterior changes. We supply samples and a written scope for the HOA submittal.

Pembroke Pines permits
What Pembroke Pines asks for on driveways, patios, and pool decks.
We’re a State of Florida Certified General Contractor (CGC1527850). We prepare the permit package, submit it, and schedule inspections. Here’s what Pembroke Pines asks for:
- Driveways across the swale must be graded flat from the sidewalk straight to the road, without any dip.
- The total width of all driveways can’t exceed 40% of the lot width.
- Every driveway needs a minimum 5-foot setback from side property lines (zero-lot-line homes have their own rule).
- Driveway extensions must provide a paved area at least 10 feet wide.
- Building permits use the current Broward County Uniform Building Permit Application, the required affidavits and cover sheets, and two sets of plans. Applications can be filed online through the city’s Development Hub.

Pembroke Pines project questions
What Pembroke Pines homeowners ask first.
Clear answers before you get quotes.
Can my Pembroke Pines driveway or pool deck be resurfaced instead of replaced?+
Often, yes, if the slab is stable. Resurfacing works on concrete with surface wear, stains, or a dated finish. Slabs that are heaving, sinking, or cracked through need repair or replacement first. We inspect before recommending either.
Does resurfacing stop cracks from coming back?+
No coating can guarantee that a moving slab won’t crack through again. We repair qualifying cracks, explain the limits up front, and recommend replacement when the slab isn’t a good candidate.
Can a driveway apron dip at the swale in Pembroke Pines?+
No. City code §52.26(D) requires driveways in the swale area to be graded flat from the sidewalk straight to the roadway pavement, without any dip.
How wide can my driveway be in Pembroke Pines?+
The total width of all driveways can’t exceed 40% of the lot width, with a 5-foot setback from side property lines. Front-yard coverage limits also apply.
Do you work in Pembroke Pines regularly?+
Yes. Pembroke Pines is right next to our Southwest Ranches base, and we work there often.
