Built for Southwest Ranches

Local conditions. One complete exterior plan.

Based right here in Southwest Ranches, Concrete Solutions Today is a local concrete contractor, general contractor, and pergola builder. Driveways, pool decks, pergolas, remodeling, and home additions can be planned, permitted, and built by one team.

We plan wide approaches, long driveways, courtyards, recreational areas, pool surroundings, and integrated turf with attention to drainage, access, phasing, and durable base construction.

Our planning process considers access, existing elevations, water movement, material exposure, property use, and the approvals that can affect the schedule. That creates a stronger scope before demolition begins.

Concrete resurfacing in Southwest Ranches

Refresh the slab you have, when it qualifies.

Southwest Ranches properties often have long driveways, motor courts and large pool decks. When the existing slab is stable, resurfacing can update a big area without the cost of tearing it all out.

  • Good fit: a stable slab with surface wear, stains, shallow spalling, or a dated finish.
  • Usually not a fit: slabs that are heaving, sinking, cracked through and still moving, or holding water. Those need repair or replacement first.
  • We inspect adhesion, previous coatings, drainage, and elevations before recommending a system.
  • Saw-cut panels, borders, and color can modernize the look when joint locations allow it.

We’re based in Southwest Ranches, so we know how the Town’s engineering, zoning and building reviews fit together.

Southwest Ranches permits

What Southwest Ranches asks for on driveways, patios, and pool decks.

We’re a State of Florida Certified General Contractor (CGC1527850). We prepare the permit package, submit it, and schedule inspections. Here’s what Southwest Ranches asks for:

  • New driveways need a permit for right-of-way work before construction, and plans must show driveway width and distance from the side property line.
  • Driveways must be at least 5 feet from an interior property line, and the curb opening can’t exceed the driveway width by more than 5 feet on each side.
  • Driveway culverts and inlets must follow the Town’s standard detail (15-inch culvert, 15" x 15" inlet), and the Town Engineer inspects them before backfill or the pour.
  • Base and sub-base must meet the Town’s structural minimums: an 8-inch compacted base over a 12-inch sub-base.
  • Building permits are filed online through CAP Government, and many need Broward County or Town zoning and engineering approvals first.
  • In South Broward Drainage District areas, pavers and concrete patios can extend up to 4 feet into a lake maintenance or drainage easement with an SBDD permit.

Southwest Ranches project questions

What Southwest Ranches homeowners ask first.

Clear answers before you get quotes.

Can my Southwest Ranches driveway or pool deck be resurfaced instead of replaced?+

Often, yes, if the slab is stable. Resurfacing works on concrete with surface wear, stains, or a dated finish. Slabs that are heaving, sinking, or cracked through need repair or replacement first. We inspect before recommending either.

Does resurfacing stop cracks from coming back?+

No coating can guarantee that a moving slab won’t crack through again. We repair qualifying cracks, explain the limits up front, and recommend replacement when the slab isn’t a good candidate.

Does a new driveway in Southwest Ranches need a culvert?+

Usually, yes. Driveway culverts and inlets must follow the Town’s standard detail, and the Town Engineer inspects the pipes and inlets before backfill or the concrete pour.

Can my patio go into the lake easement?+

In South Broward Drainage District areas, pavers and concrete patios can extend up to 4 feet into a lake maintenance or drainage easement with an SBDD permit. Screen enclosures and overhead structures aren’t allowed in that area.

Are you local to Southwest Ranches?+

Yes. Concrete Solutions Today is based in Southwest Ranches.
