Built for Coral Springs
Local conditions. One complete exterior plan.
We help owners modernize aging driveways, pool decks, patios, and landscape areas with practical material options and careful drainage and transition planning.
Our planning process considers access, existing elevations, water movement, material exposure, property use, and the approvals that can affect the schedule. That creates a stronger scope before demolition begins.

A small sample does not show the full effect of concrete panels, porcelain formats, paver patterns, turf transitions, or pool coping. We help evaluate the material against the architecture, sunlight, traffic, drainage, care requirements, and nearby finishes.

Concrete resurfacing in Coral Springs
Refresh the slab you have, when it qualifies.
Many Coral Springs homes still have their original concrete driveways, patios, and pool decks. When the slab is sound, an architectural resurfacing system can update the color, texture, and pattern without tearing it out.
- Good fit: a stable slab with surface wear, stains, shallow spalling, or a dated finish.
- Usually not a fit: slabs that are heaving, sinking, cracked through and still moving, or holding water. Those need repair or replacement first.
- We inspect adhesion, previous coatings, drainage, and elevations before recommending a system.
- Saw-cut panels, borders, and color can modernize the look when joint locations allow it.
Check your community rules first. In Eagle Trace, for example, the architectural guidelines require approval to paint any driveway, walkway, pool deck, or patio, even in the same color, and they don’t allow plain concrete on those surfaces (Eagle Trace ARC Guidelines). We can supply samples and a scope for your HOA submittal.

Coral Springs permits
What Coral Springs asks for on patios, pool decks, and driveways.
We’re a State of Florida Certified General Contractor (CGC1527850). We prepare the permit package, submit it, and schedule inspections. Here’s what the city looks for:
- Pool decks, patios, and slabs need a Building Permit Application and a Lot Coverage Calculation Worksheet.
- Plans are reviewed for structural and zoning compliance, plus electrical if applicable.
- The submittal includes plans, a survey showing the location and scope of work, and the job value (an itemized breakdown may be requested).
- A Notice of Commencement is required before the first inspection when the job value is over $5,000.
- Residential driveways must be at least 5 feet from any side plot line, and circular driveways need a 5-foot setback from the front plot line to the apex.
- Any work in the public right-of-way, such as a driveway apron, needs an engineering permit from the city engineer.

Coral Springs project questions
What Coral Springs homeowners ask first.
Clear answers before you get quotes.
Can my Coral Springs driveway or pool deck be resurfaced instead of replaced?+
Often, yes, if the slab is stable. Resurfacing works on concrete with surface wear, stains, or a dated finish. Slabs that are heaving, sinking, or cracked through need repair or replacement first. We inspect before recommending either.
Do I need a permit for a pool deck or patio in Coral Springs?+
Yes for new pool decks, patios, and slabs. The city requires a Building Permit Application, a Lot Coverage Calculation Worksheet, plans, and a survey. A Notice of Commencement is needed before the first inspection on jobs over $5,000.
How close to the property line can a driveway be in Coral Springs?+
The Land Development Code requires residential driveways to be at least 5 feet from any side plot line. Circular driveways need a 5-foot setback from the front plot line to the apex of the arch.
Does my HOA need to approve resurfacing or painting?+
Often, yes. Some communities, such as Eagle Trace, require approval even to repaint a driveway or pool deck the same color. We provide samples and a written scope for your submittal.
Do you work in Coral Springs regularly?+
Yes. We’re based in Southwest Ranches and work throughout Broward County, including Coral Springs.
