Broward County exterior contractor
Concrete, hardscape & outdoor construction in Wilton Manors.
Wilton Manors is its own city with its own permit office, so a Fort Lauderdale permit doesn’t cover a Wilton Manors address. We plan driveways, pool decks, pavers and turf around the City’s checklists, its 50% impervious limit and the swale.

Built for Wilton Manors
Small lots, water all around, one complete plan.
Wilton Manors is known as the Island City because the forks of the Middle River wrap around it, just north of downtown Fort Lauderdale. Many homes sit on compact lots near a canal or the river, with mature palms and tropical planting.
That shapes the work. Paved area is capped by the City’s impervious limit, waterfront setbacks are measured from the seawall, and every driveway approach has to keep the swale working. We plan driveways, walkways, pool decks and turf together so the whole lot stays within the rules.
One note on addresses: the small Village of Lazy Lake sits inside Wilton Manors but is a separate municipality. We confirm which city reviews your permit before we apply.

Wilton Manors permits
What Wilton Manors asks for on driveways, patios and pool decks.
We’re a State of Florida Certified General Contractor (CGC1527850). We prepare the permit package, submit it, and schedule inspections. Here’s what the City asks for:
- One checklist covers driveways, walkways, patios, decks and pool decks: a building permit, a sealed survey from the last 2 years, and signed and sealed drawings if applicable.
- The checklist includes an Impervious & Pervious Space Calculation form. In RS-5 single-family zoning, no more than 50% of the whole lot can be impervious, counting the house, patios, walkways, slabs, driveway and pool.
- Concrete inside the right-of-way is 6 inches thick, or 4 inches if fibered, with a 4-inch-deep swale on each side of the approach.
- Work in the right-of-way needs a Sec. 165-010 permit, listed at $100 per driveway permit.
- Permits are submitted online, and inspections requested online by 4:30 PM are scheduled for the next business day.

Wilton Manors project questions
What Wilton Manors homeowners ask first.
Clear answers before you get quotes.
Do you work in Wilton Manors?+
Yes. We’ve built in Wilton Manors, including the modern concrete and black rock-joint driveway shown on this page, and we work throughout the city’s neighborhoods.
Is Wilton Manors permitting separate from Fort Lauderdale?+
Yes. Wilton Manors has its own Community Development Services and Construction Services Division, and permits are submitted online to the City. We confirm the jurisdiction from your parcel before we apply.
How much of my lot can be paved?+
In RS-5 single-family zoning, no more than 50% of the whole lot can be impervious. The house, patios, walkways, slabs, driveway and pool all count, so we run the City’s calculation before design.
Do I need a permit for a driveway, patio or pool deck?+
Usually, yes. The City uses one checklist for driveways, walkways, patios, decks and pool decks, with a recent sealed survey and the impervious form. The approach and swale also need a right-of-way permit.
How long does a project take?+
Most residential driveways and pool decks are built in about one to two weeks once permits are approved. Permit review time varies, so we give you a schedule after the site visit.
