Artificial turf in Wilton Manors.

Wilton Manors requires a building permit for every synthetic turf install, with a landscape plan, product specs and a base cross section. The City is updating its turf code to match the 2026 state rule, and we track where that stands.

Built for Wilton Manors

Turf that meets a detailed city code.

Wilton Manors already has a full synthetic turf section in its land development code, covering the turf product, the base, edges, front-yard planting and maintenance. City code enforcement reports list turf cases cited under that section along with the building permit requirement.

In February 2026, the Planning and Zoning Board approved changes so single-family lots under 1 acre would still need a building permit but follow the state’s turf rules. The City’s August 2026 project list showed first reading at the City Commission scheduled for September 8, 2026. We confirm the current version before every submittal.

Wilton Manors turf rules

What Wilton Manors and the state ask for.

We’re a State of Florida Certified General Contractor (CGC1527850). We prepare the permit package, submit it, and schedule every inspection. Here’s what the city looks for:

  • Sec. 150-250 requires a building permit for all synthetic turf, with a landscape plan, irrigation details, the brand and manufacturer specs and warranty, and a scaled cross section of the base.
  • The code calls for cut-pile infill turf with 1.75 to 2.5-inch fibers, at least 75 ounces per square yard, permeable backing, an 8-year no-fade warranty, and installation by a Florida-licensed general contractor or landscape architect.
  • The base is at least 3 inches of porous crushed rock over a subgrade graded to drain, with every edge and seam anchored.
  • The current code caps turf at 20% of a yard’s plantable area, asks for living plants with front-yard turf, a mow strip or barrier at planters, and capped irrigation near the turf.
  • Turf in the right-of-way needs a separate Sec. 165-010 permit.
  • Since May 19, 2026, Florida Rule 62-308.100 sets minimum standards for synthetic turf on single-family lots of 1 acre or less. Under section 125.572, Florida Statutes, a city can’t ban turf on those lots that meets the standards, but it can still regulate drainage and environmental impacts.
  • The state standards keep turf out of swales, ditches and stormwater ponds, out of tree drip lines unless a certified arborist approves, and away from lakes and canals, and they don’t allow in-ground irrigation of turf areas.

How a Wilton Manors turf job gets built

Four steps from layout to finished lawn.

The base in step three decides whether the turf drains after a summer storm, so we don’t rush it.

01

Design + measure

We measure the area, note trees, drains, the seawall and swale on your survey, and choose turf and infill with you.

02

Permit + approvals

We prepare the landscape plan, specs and cross section for the Wilton Manors building permit and any HOA approval.

03

Remove + base

We remove sod and roots, cap sprinkler heads in turf areas, set edging, and compact at least 3 inches of porous rock.

04

Lay, seam + infill

We roll out and seam the turf, anchor every edge, brush in the infill, and walk the finished area with you.

Wilton Manors turf questions

What Wilton Manors homeowners ask first.

Clear answers before you get quotes.

Do I need a permit for artificial turf in Wilton Manors?+

Yes. The City’s code requires a building permit for all synthetic turf, and the proposed update keeps that permit for single-family lots under 1 acre. We prepare the landscape plan, specs and base cross section.

Does the 20% limit still apply to my house?+

Possibly not. State law now limits how far cities can restrict turf on single-family lots of 1 acre or less that meet the state standards, and the City is updating its code to match. We check the current rule for your lot at submittal.

Can turf go in the swale or by the canal?+

The state standards keep turf out of swales, ditches and stormwater ponds and back from lakes and canals unless a seawall applies. In Wilton Manors, turf in the right-of-way also needs its own permit.

Does my HOA still get a say?+

Yes. The state rule doesn’t regulate HOAs. Florida law limits HOA restrictions on turf that can’t be seen from the street or a neighboring lot, but visible areas usually still need HOA approval.
