Broward County artificial turf installer

Artificial turf in Davie.

We’ve installed turf-joint driveways and turf lawns on Davie homes, including the one shown here. On a Davie property, the rules depend on lot size, so we check that first and design from there.

Built for Davie

Turf rules that depend on your lot size.

Davie has both quarter-acre neighborhood lots and multi-acre ranch properties. The 2026 state turf rule only covers single-family lots of 1 acre or less, so a Davie acreage property can still be held to the Town’s own turf limits. We check the lot size on your survey before we draw anything.

Many Davie lots also sit next to canals, lakes and drainage district easements. Turf has to drain like a lawn, so we build a porous, washed-rock base, keep it out of maintenance easements and retention areas, and slope it so water still reaches the swale.

Davie turf rules

What Davie and the state ask for.

We’re a State of Florida Certified General Contractor (CGC1527850). We check the rules for your lot, prepare any permit, and schedule inspections. Here’s what applies:

  • The Town’s current code (Sec. 12-118) limits turf to 10% of a lot, keeps it out of the required front yard, and requires side-yard turf to be behind a fence.
  • Turf isn’t allowed in canal or lake maintenance easements, or in areas designed for stormwater retention or detention.
  • A July 2026 proposal to the Town’s Planning & Zoning Board would align Sec. 12-118 with state law for lots of 1 acre or less and notes that a Town Engineering permit may be required.
  • The current code calls for a porous crushed-rock base at least 3 inches deep, permeable backing, and anchored edges and seams.
  • Since May 19, 2026, Florida Rule 62-308.100 sets minimum standards for synthetic turf on single-family lots of 1 acre or less. Under section 125.572, Florida Statutes, a city can’t ban turf on those lots that meets the standards, but it can still regulate drainage and environmental impacts.
  • The state standards keep turf out of swales, ditches and stormwater ponds, out of tree drip lines unless a certified arborist approves, and away from lakes and canals, and they don’t allow in-ground irrigation of turf areas.

Turf rules changed in 2026 and cities are still updating their codes, so we confirm the current requirements with the city before every job. This is general information, not legal advice.

How a Davie turf job gets built

Four steps from layout to finished lawn.

The base in step three decides whether the turf drains after a summer storm, so we don’t rush it.

01

Design + measure

We measure the area, note trees, drains and easements on your survey, and choose turf and infill with you on your Davie property.

02

Permit + approvals

We prepare the Davie turf or landscaping permit and any HOA submittal, and schedule the install once approved.

03

Remove + base

We remove sod and roots, cap sprinkler heads in turf areas, set edging, and compact a washed, porous rock base without sealing the soil below.

04

Lay, seam + infill

We roll out and seam the turf, anchor every edge, brush in the infill, and walk the finished area with you.

Davie turf questions

What Davie homeowners ask first.

Clear answers before you get quotes.

Does the 10% turf limit still apply in Davie?+

It depends on lot size. For single-family lots of 1 acre or less, state law now limits the Town from capping the percentage or location of turf that meets the state standards. On larger lots, the Town’s own code can still apply. We check your survey and confirm with the Town before design.

Can you add turf strips to my existing concrete driveway?+

Often, yes. We saw-cut the pattern into the existing concrete, remove the strips, and install a drained base and turf, as in the Davie aerial photo above. If the slab is cracked or settling, replacing it is usually the better value.

My yard backs onto a canal. Can I put turf to the water?+

Not into the canal maintenance easement. Davie’s code keeps turf out of canal and lake maintenance easements, and the state rule keeps it away from waterbodies. We stop the turf at the right line and finish the edge with sod or landscaping.

Will turf hold up to dogs and horses?+

Turf works well for dogs if it has a drained base and a pet-friendly infill. It isn’t a good surface for horse areas or paddocks. We recommend concrete, pavers or natural ground there instead.
