Broward County pool deck contractor

Pool decks in Davie.

Davie backyards are big, and many back up to canals or drainage easements. We design pool decks that fit the scale of the lot, drain away from the house, and clear the Town’s setback and drainage reviews.

Built for Davie

A pool deck planned for your yard and your pool.

A Davie pool deck usually has more room to work with than a typical suburban yard. We use that space for clean concrete panels, turf joints, sunken lounges, and shaded seating, laid out around the pool, the house, and the view.

Setbacks and drainage drive the design. Many older Davie decks sit closer to the property line than the Town now allows, so a remodel or expansion starts with the survey, the setbacks, and a drainage cross-section before we draw any finishes.

Recent Davie work includes a California minimalist pool deck with a sunken lounge and artificial grass accents. See the photos below.

Davie pool deck permits

What the Davie permit asks for.

We’re a State of Florida Certified General Contractor (CGC1527850). We prepare the permit package, submit it, and schedule every inspection. Here’s what the city looks for:

  • Pool decks and patio slabs need a structural building permit, reviewed by Planning & Zoning, Structural, Engineering, and Landscaping when applicable.
  • The package includes a signed and sealed survey and a site plan showing the work with dimensions and setbacks.
  • The contractor and owner sign a notarized addendum form, and a Notice of Commencement must be recorded on jobs over $5,000.
  • Work in drainage easements or near a body of water needs approval from the drainage district, such as Central Broward Water Control District, South Broward Drainage District, or Tindall Hammock.
  • At a July 2026 Town hearing, staff noted that current code required a 10-foot minimum setback for the pool deck under review, and that older decks were often built closer under earlier rules.

How a Davie pool deck gets built

Four steps from design to final inspection.

Each step settles the decisions the next one depends on, so the pool stays protected and the jobsite stays organized.

01

Design + measure

We measure the pool and yard, check your survey and setbacks, and plan the layout, elevations, coping, and drainage.

02

Permit + approvals

We prepare the Davie permit package and any HOA submittal, then schedule the work once approved.

03

Remove + build

Careful demolition around the coping and shell, then base, reinforcement, and the new deck surface.

04

Inspect + complete

We pass final inspection, check slope and edges with you, and leave care and sealing instructions.

Davie pool deck questions

What Davie homeowners ask first.

Clear answers before you get quotes.

Do I need a permit to replace my pool deck in Davie?+

Yes. Davie permits pool decks and patio slabs on a structural building permit, reviewed by Planning & Zoning, Structural, and Engineering. As a Florida Certified General Contractor, we prepare the survey, site plan, and permit package and schedule the inspections.

How close to the property line can my pool deck be?+

It depends on your zoning and lot. In a July 2026 case, Town staff noted that current code required a 10-foot minimum setback for that pool deck. We check your survey against the current setback before we design, so an expansion doesn’t get stuck in review.

My yard backs up to a canal. Does that change anything?+

Often, yes. Work near water or inside a drainage easement needs approval from the drainage district that covers your property. We identify the district early and add its approval to the schedule.

Can you build a sunken lounge or turf joints into the deck?+

Yes. Our Davie work includes a California minimalist deck with a sunken lounge and artificial grass accents. We plan the elevations, drainage, and turf base together so everything stays level.
